What should I do?

I have a dilemma I have to resolve soon and would like someone’s opinion. The deal is the previous house owner left behind a fresh water tank. It is dirty but in great conditions no damage to the stand or the glass tank. It is approx 20”w x 20”d x 30”h which is roughly 40 gallons. What worries me is how narrow the width and depth is in comparisons to the height. I just wonder if it will be worth going through the expense of making reef ready or should I just sell it and move on. If I do keep it I would like to put as many perculas as possible with Zoas and softies.

Matt great point I had not thought of contaminant residue, I will have to investigate a little further. Now let’s assume no harmful medications etc. were used and I do decide to go forward with this tank. Would it work if I plan on converting it into a clown fish /anemone tank with some softies?

I ended up with a tank that's 36L x 12W x 24H  . I don't like the dimensions, but it fits perfectly in a confined space in our new place. It also gave me an opportunity to drill and plumb my own tanks (without worrying about terrible expense). I'm using it as a softie tank, and it turned out to be ok.
