Taking down a tank

Seems very little on this topic as most people focus on getting a tank setup. I have recently completed a move from a 40gal to a 110gal tank and now have all my livestock moved. I'm ready to start taking apart the 40gal but not sure what needs to be done. It is still all running because I don't want it to start to smell. Our plan and goal is to essentially to remove and probably sell of the entire setup. But don't want to leave it in the garage stinking up the place or growing some new forms of life.
Here are some of the questions and concerns I have

- What do with the water?
It seems a shame to dump it. It has all kinds of pods and stuff the fish use to snack on. With no livestock there is even more of them.

- What to do with the sump/fug?
It's an HOB with sand and some stones. I've moved all the macro and cleaning critters to the new tank. What do you do with the sand and rocks so they don't start to stink? Just wash it with tap water?

- The Tank?
Similar to the fug. I know once I can get it empty I can hose it down and start scraping the crystaline algea off.

- Sand and Rocks
What to do to clean them? Just soak them in tap water and let them dry? Seems a shame to kill them.

Before you take it down, post it in the Buy/Sell forum. I'm sure someone is looking for water, sand and rock to seed a new build or add to an existing.

Is this a 40g breeder? If so I'm interested, PICS!!
